15+ years of field experience inspecting termite activity and supervising soil-barrier and drill-fill-seal work across Islamabad and Rawalpindi. Checks every dosage, drill-spacing and price figure on this page against the jobs we completed in the last 12 months.

Mud tubes on the skirting, hollow-sounding door frames, blistered paint near the floor — these mean an active colony is already inside. Post construction termite treatment removes it from a finished house without tearing up your floors, and it is the job we perform most often in the twin cities.

Key takeaways
  • Post construction anti termite treatment uses inspection-led access points, soil treatment, sealing and follow-up.
  • Non-repellent chemicals are essential: workers carry the dose back and the colony collapses.
  • Termite injection treatment cost runs PKR 250–600 per drill point, or PKR 12–30 per square foot.
  • Expect activity to drop in 3–7 days and full colony elimination in 4–8 weeks.
  • Soil work stops the colony; damaged timber still needs anti termite treatment for wood.

How drill, fill and seal works

Our five-step site process
  1. 1
Inspection and marking — the whole wall–floor junction is mapped, including bathrooms and stairs
  2. 2
Drilling — access points sized and spaced to the registered label, construction and treatment zone
  3. 3
Pressure injection — a lance forces termite injection treatment emulsion into the soil void beneath the slab
  4. 4
Sealing — every hole is filled with matching white cement or grout
  5. 5
External trench — a treated trench along the plinth closes the route from the garden

What the inspection must establish first

Diagnosis before drilling
  1. 1
Active evidence — mud tubes, live workers or soldiers, fresh timber damage and recent swarm points
  2. 2
Likely termite type — subterranean activity needs a soil strategy; isolated drywood activity needs timber-focused treatment
  3. 3
Construction route — slab edges, expansion joints, pipe sleeves, stair bases, ducts and attached planters
  4. 4
Moisture source — leaking bathrooms, rising damp, roof discharge and irrigation against the plinth
  5. 5
Hidden services — water, gas and electrical routes are checked before any hole is approved

Prepare the house for treatment day

A low-disruption checklist
  1. 1
Move furniture far enough from marked walls for safe drilling and dust control.
  2. 2
Remove food, medicines, toys and pet items from the immediate work area.
  3. 3
Identify concealed pipes, underfloor heating, electrical conduits and valuable finishes.
  4. 4
Cover aquariums and follow the product label for air pumps, birds and other sensitive animals.
  5. 5
Agree the filler colour and take photographs of marble, tile and timber before work begins.

Where the work happens

Treatment zones

The slab junction is the termites' motorway. Subterranean termite treatment saturates that soil so any worker crossing it picks up a lethal dose and shares it with the nest.

  1. 1
Spacing wider than 12 inches leaves untreated gaps — the top reason cheap jobs fail.
  2. 2
Bathrooms, kitchens and stair bases need extra points around pipe entries.
  3. 3
Expansion joints and column bases are treated separately.

Judging the crew before they drill

✓ Do this
  • • Ask for the chemical name, brand and concentration in writing.
  • • Confirm the drill plan and why its spacing suits the label and construction.
  • • Insist on a written five to ten year warranty with free re-treatment.
  • • Have holes sealed the same day with matching filler.
✕ Avoid this
  • • Accepting a surface spray sold as professional termite treatment.
  • • Accepting sparse or unexplained drill points chosen only to keep the price down.
  • • Choosing a repellent-only product for an active infestation.
  • • Re-tiling or re-plumbing later without re-treating the broken barrier.

Follow-up: how success is judged

Do not judge treatment by smell or by the disappearance of one mud tube. Record every active location before application, leave agreed inspection windows accessible, and compare fresh mud, live insects and new timber damage at follow-up. Disturbing all tubes immediately can remove useful monitoring evidence. Persistent or new activity should trigger investigation of missed zones, leaks or a broken barrier—not repeated surface spraying.

Cost, warranty and the cheaper alternative

Budget PKR 12–30 per square foot; the per-drill-point breakdown of termite injection treatment cost is in our pricing guide. Chemistry choices are compared in termite treatment chemicals. If you are still building, do pre construction termite treatment instead — it costs about half.

Where we do this work

Most of our post-construction jobs are in older housing stock: termite treatment islamabad sectors F-6 through G-11, and termite treatment rawalpindi neighbourhoods like Satellite Town, Saddar and Cantt where houses are 30+ years old. Compare every option in types of termite treatment.

FAQs — Post-Construction Termite Treatment

What is post construction termite treatment?↓
Post construction termite treatment treats an existing building after inspection. Depending on construction and termite routes, it can combine carefully placed drill-and-inject points, an external soil trench, localised masonry or timber treatment, and monitoring. Hole size and spacing are chosen from the product label and site conditions rather than one universal specification.
Does post construction anti termite treatment damage the floor?↓
It should cause only small, planned access points, but no contractor can promise zero cosmetic impact. A competent crew checks finishes and likely service routes first, agrees drill locations, uses the smallest label-compliant access, controls dust, and seals points with a suitable filler afterwards.
How long does termite treatment last after drilling?↓
With fipronil or bifenthrin at label dose, expect 5 to 10 years of protection. How long does termite treatment last also depends on whether the soil barrier is later broken by re-plumbing, new tiling or garden irrigation against the outer wall.
What is the termite injection treatment cost for an existing house?↓
Termite injection treatment cost is usually PKR 250 to 600 per drill point, or PKR 12 to 30 per square foot when quoted as a package. A typical 10-marla Islamabad house falls between PKR 35,000 and 70,000.
Is subterranean termite treatment different from drywood?↓
Yes. Subterranean termite treatment attacks the soil colony with a chemical barrier, while drywood termite treatment targets insects living inside the timber itself using injection and surface products such as Solignum. Most Pakistani infestations are subterranean.
How soon can we move furniture back?↓
Follow the exact product label and the applicator's written re-entry instructions. Keep children, pets, fish and uncovered food away during work; do not re-enter merely because a product has little odour. Ventilation and drying time vary by formulation and treated area.
